Project Win for Brunnen and Co Consultancy! – The Royal Beach Hotel is to undergo a comprehensive conversion of 31 apartments, including the construction of a new seventh floor.

Hampshire Property Consultancy startup, Brunnen and Co Consultancy, has recently won the contract to oversee the pre-construction works of the redevelopment and conversion of the beautiful Royal Beach Hotel in Southsea, Portsmouth. With over 50 years of combined experience in land, planning and project management, the Brunnen and Co team will be drawing upon this knowledge to sensitively renovate the East Wing of this iconic Victorian building.

The Royal Beach Hotel

The Best Western Royal Beach Hotel is an instantly recognisable symbol on the Southsea seafront. With 124 luxury bedrooms throughout the property, it is one of the most popular hotels in the region. The Victorian-era building offers a splendid welcome, with stunning chandeliers and grand staircases.

Built in 1866, the hotel was an instantly popular destination for holidaymakers across the UK. With stunning views over the Solent, the fashionable hotel became even more popular in 1879, when the then-named Royal Beach Mansions Hotel was positioned directly opposite the South Parade Pier.

The Royal Beach Hotel has always placed an emphasis on luxury. Back in the Victorian era, the spacious rooms were equipped with fireplaces and offered interconnecting doors to accommodate maids and children. Some of those fireplaces are still seen in some of the rooms today!

While the summer months have always been popular for visitors, the Royal Beach Hotel is a year-round destination. The bus stop outside the hotel takes guests directly to local attractions, while the property is also a top-rated destination for conferences, weddings and private parties.

Bringing the hotel into 2021

Since launching in November of last year, Brunnen & Co Consultancy has been working with developers and landowners across the South Coast. After a successful pitch, the Southampton-based property developers were awarded the contract to oversee the pre-construction works to redevelop the Royal Beach Hotel’s East Wing.

The project will see Brunnen & Co Consultancy undertake the project management for all pre-construction works of the redevelopment and conversion of 54 bedrooms into 31 apartments in the iconic building, along with the construction of a new seventh-floor, housing three penthouse apartments which will all have far-reaching views across Portsmouth and the Solent.

The experienced team will be working closely with the client, contractor and interior designers and focusing on value engineering the development to ensure the specification is cost-effective but without compromising quality.

Ahead of the commencement of the construction, Brunnen & Co Consultancy has completed an array of pre-construction works to ensure the project runs efficiently and is completed to the highest standards. These pre-construction works include:

  • Working in conjunction with the local architect, engineer and interior designers

  • Completion of trade specifications

  • Procurement of the required materials and full analysis of the provided quotations

  • Value engineering of the project

  • Application for all mains services and utilities

The project will commence construction in the next few months, with demolition due to start shortly. Prior to commencement, Brunnen & Co Consultancy will provide a complete handover to the contractor to ensure a smooth and successful start on site.

The hotel has been a popular destination for over 150 years, and the redevelopment will help it remain a feature on the Southsea seafront for many decades to come.
