Vision To Reality: The East Meon Construction Project Is Underway

Brunnen & Co Consultancy (B&CC), a leading project management and land acquisition consultancy firm, is excited to announce that the brand-new development in the village of East Meon is finally starting to make measured headway. Representing the perfect blend of sophistication and rural charm, this residential site is on the edge of the village of East Meon and is nestling the development of 12 meticulously designed properties.

These homes have been thoughtfully designed with keen attention to detail and using traditional construction methods, mirroring the local vernacular in their design. Further enhancing the natural beauty of the development, the selection of materials used in the construction of these homes includes knapped flint, timber boarding, and traditional painted timber doors and windows. In addition, this development is also designed to promote ecological sustainability by incorporating green-roofed car barns that provide a haven for wildlife and enhance biodiversity. To further that mindful ambience, soft natural landscaping and native planting have been thoughtfully incorporated into the development.

B&CC Roles & Involvement

Following the success of the Planning Appeal, B&CC were delighted to be re-appointed by their valued client to undertake all pre-start aspects of the East Meon Project. This appointment includes estimating, surveying, and producing a detailed bill of quantities. Drawing on their extensive experience and expertise in development and project management, B&CC will also oversee and project manage the development construction through to sales completion.

The East Meon construction project will benefit from B&CC’s comprehensive experience and combined skill set, which will provide indispensable insights into the site conditions, constraints, opportunities and offer a clear understanding of the site’s topography and geotechnical features, along with all the planning history and knowledge of how the scheme evolved to where it is today. Notably, B&CC’s role within this project covers all aspects of the project timeline from post-planning all the way through to sales completion, including producing a detailed construction budget for the client that will enable effective cost management throughout the construction process and comprehensively documenting all aspects of the project, ranging from material costs to labour expenses, invoice approvals, liaising with external funders and everything else in between.

B&CC also managed the Tender process, which involved packaging the Tender documentation and issuing it to the sub-contractors. The quotations received from the sub-contractors were subject to a detailed evaluation, and a pricing package was sent to the client for sign-off. In light of the recent cost increases in material and labour, the entire development has undergone thorough value engineering, leading to valuable cost savings across the scheme. To date, all material orders have been placed, and contract packages have been awarded to the sub-contractors. B&CC are excited to be working with a hand-picked team of which some of the key players include (but are not limited to) SDS Roofing Services, STS Access, Damar Scaffolding, Gosport Dry Linings, Portsmouth Carpentry and Bear Construction. The team have also worked closely with the Architect and Engineer to complete the full working drawings package and have engaged closely with South Downs National Park to clear the planning conditions. In addition, prior to the start of construction, all pre-start meetings were held with the sub-contractors, and a build programme was written and issued to the project team.
